You're not imagining it.

If your gut says something's wrong with the house, it's worth finding out for sure. The mold that affects health is almost never the kind you can see. It grows quietly behind walls, under floors, and inside vents, sometimes for years.

We know, because it happened to our family first.
That's why K9 Mold exists.

How we find what everyone else misses

A real answer takes hours, not a 45-minute walkthrough. A 2,500 square foot home takes 4 to 6 hours. Here's where that time goes.

1

We map your air

Room by room with the InstaScope, real-time analysis of what's actually in your air: mold, bacteria, pollen, particulates, VOCs, and CO2, plotted against your floor plan. It tells us which rooms are elevated and where to dig deeper. Air alone can't see inside a wall, which is why this is step one and not the whole job.

2

We inspect everything

The roof, the exterior, crawlspaces, the AC when it's accessible, and every room top to bottom. Thermal imaging and moisture meters the whole way. We're tracing how water gets in, because mold follows moisture.

3

Dolly works the house

The air readings say which rooms. Her trained nose says where. She pinpoints hidden sources behind walls and under floors, and every alert gets marked.

4

We test what came up

Borescope into suspect areas and lab sampling where it's warranted. Nothing gets called a finding unless the evidence agrees.

5

You get the truth in writing

A clear, certified report of exactly what we found, where, and what it means. Trusted by physicians, buyers, and courts.

Premium Air & Mold Investigation

Our most thorough option: everything in the full investigation plus expanded lab sampling with ERMI dust analysis, priority lab results, and a one-hour planning call. Best for complex situations, chronic health concerns, or physician-directed cases.

Call to discuss

Not sure which fits? That's what the call is for. Wes will tell you straight, including if an inspection doesn't make sense for your situation.

We have nothing to sell you.

Most mold inspectors also sell mold removal.

Find mold, sell the fix. You can see the problem with that.

K9 Mold is inspection only. We never remediate, which means there is zero incentive to find problems that aren't there or inflate the ones that are. If your home is clean, we'll tell you, and that answer is worth just as much as the other one.

Why a family that lived through hidden mold built this company

Growing up, a failing sump pump kept my parents' basement damp for years. I had nosebleeds and eczema that wouldn't go away. My mom fought thyroid, hormone, and weight problems nobody could explain.

Years later, in a different house, my sister's histamine reactions turned into seizures. The cause was water coming in from outside, under the wall of her bedroom and shower. Test after test came back with no answers, until a mold dog inspection found the hidden mold. After it was removed, her seizures stopped.

Twice, my family only got answers when someone found the mold. That's why K9 Mold exists, and why Dolly and I do this work.

I'm Wes, a NORMI-certified mold assessor and IICRC building moisture inspector. Dolly is my trained Belgian Malinois. We find the hidden mold that's affecting Arizona families' health, the kind that's easy to miss until it's done real damage. We've lived it. We're not going to let your family go through what ours did.

Frequently asked questions

How is a dog better than traditional mold testing?
Air samples only catch what's floating in the air the day they're taken. A trained detection dog pinpoints where mold is actually growing, behind walls and under floors. We then confirm her alerts with real-time air analysis, moisture readings, and lab sampling, so you get a corroborated answer, not a guess.
What's the difference between a mold dog visit and a full investigation?
A dog alone can tell you where she smells something. She can't tell you how much is in your air, how the water got in, or whether the alert is a live problem or an old one. A full investigation puts her nose together with real-time air analysis, moisture and thermal readings, and lab sampling, so every finding is backed by more than one kind of evidence. That's the difference between a hunch and something you can act on, show a doctor, or use in a real estate deal.
How long does an inspection take?
Plan on hours, not minutes. A 2,500 square foot home takes 4 to 6 hours. We map the air room by room, inspect the roof, exterior, crawlspaces, and AC when accessible, run Dolly through the home, and test anything that comes up. A real answer takes real time.
Is the dog safe around kids and pets?
Yes. Dolly is calm and professional on leash and alerts quietly by sitting. We ask that children and pets stay out of the immediate area while she works, so she can focus and everyone stays comfortable.
Will the inspection damage my home?
No. Dolly alerts by sitting next to a spot. She doesn't scratch, dig, or touch anything, and we mark locations with removable tape. Where deeper access is needed we use a borescope through minimal openings, always with your permission first.
Do you do remediation, or just inspection?
Inspection only, deliberately. If you need remediation we can refer you to trusted independent companies, but we never profit from the repair work. That's how you know what we find is real.
Is mold harmful to Dolly?
No. Dolly is trained to detect mold odor at extremely low concentrations, long before levels would be dangerous. She works on leash, never contacts mold directly, and her health is monitored closely. Her safety comes first on every job.
What areas do you serve?
The greater Phoenix metro, including Queen Creek, Gilbert, Chandler, Mesa, Scottsdale, Paradise Valley, Tempe, and Phoenix, with travel available statewide. If you're not sure whether you're in our area, just call.
How much does an inspection cost?
Pricing depends on the size of your home and which service fits your situation, so we give you an exact quote on a quick call rather than a one-size-fits-all number. No pressure, no obligation. Call or text Wes at 480-444-8775.
